Commercial Real Estate in Ogden, Utah
By Garrett Pierson, commercial real estate agent at Crest Realty, Ogden. Updated October 29, 2026.
Commercial real estate in Ogden, Utah is a small market, and the right building often turns up through a call to an owner before it reaches a listing site. I’m a commercial agent at Crest Realty in Ogden, I own commercial property here, and I represent tenants, buyers, sellers and landlords across Weber County.
Current listings
Listings change weekly and a share of what trades in Ogden never gets listed. If what you need isn’t on those pages, call me with the size, use and budget and I will check the owners I know.
What I do in Ogden
Lease space for your business
Office, retail, medical, warehouse, or flex. I find the options, including the ones not yet on the market, tour them with you, and negotiate the lease: rate, term, free rent, tenant improvement allowance, renewal options, and the clauses that bite later. The landlord typically pays my fee out of the listing commission.
Buy a building or land
Owner-users who want to stop renting, and investors who want income property. I underwrite every candidate on actual income and Weber County comps before you write an offer, and I own commercial property in this market myself, so I know what the operating numbers look like after closing.
Sell or lease your property
A broker opinion of value first, at no charge, so you list at a number buyers and appraisers will support. Then marketing to the brokers and buyers active in Northern Utah, qualified showings, and a negotiated close. For landlords, I fill vacancies with tenants whose credit I’ve checked.
1031 exchanges
Selling one investment property and buying another on the federal 45 and 180 day clock. I start the replacement search before your sale closes. Details are on the 1031 exchange in Utah page.
Where the property is
- Downtown Ogden and Historic 25th Street. Office, restaurants, retail and mixed-use, with the FrontRunner commuter rail station a few blocks away.
- Business Depot Ogden (BDO). The city’s largest business park, on the former Defense Depot Ogden. Warehouse, distribution, manufacturing and office buildings with rail and I-15 access.
- Washington Boulevard and Harrison Boulevard. The main north-south corridors: office, medical, service retail and auto.
- 12th Street, Wall Avenue and Riverdale Road. Retail, restaurants and pad sites along the highest-traffic commercial streets in the area.
- West Ogden and the I-15 corridor. Industrial, contractor yards, and land.
- Near Weber State University. Multifamily, student-oriented retail and small office.
Ogden is the Weber County seat, sits at the junction of I-15 and I-84, and is about 35 miles north of Salt Lake City. Hill Air Force Base is a few miles south in Davis County, and the aerospace and defense contractors around it are a steady source of office and industrial demand across both counties.
How a deal with me works
- A 15-minute call. What you need, when you need it, and what you can spend. If I’m not the right fit I’ll say so and point you to someone who is.
- A short list. Buildings that fit, with the numbers already run.
- Tours and underwriting. We walk them, I pull the comps, and we agree on what each one is worth to you.
- Negotiation and close. Offer, due diligence, lender and attorney coordination, and a closing with no surprises.
